Up until now, we’ve talked about physics, history and metrics. But buildings are for people. The true reason Passive House is gaining traction isn’t just because it’s “green”—it’s because it is incredibly comfortable.
Most people don’t realize that the air inside a typical home is often more polluted than the air outside. Dust, allergens and VOCs (volatile organic compounds) from furniture and cleaning supplies linger in stagnant air. Because every Passive House has a high-grade filtration system (the HRV/ERV), the air is constantly being exchanged and cleaned. People with asthma or allergies often report that their symptoms drastically improve when they move into a Passive House.
Because of the thick insulation, air sealing details and triple-pane windows, Passive Houses are quiet. Whether you live near a highway, an airport or a busy city street, once you close that airtight door, the world disappears. This acoustic comfort is one of the most cited benefits by homeowners. Of course, if you are experiencing a gorgeous spring day, opening the window lets you enjoy the returning songbirds and the peepers!
In an era of increasingly frequent power outages due to extreme weather, Passive House provides a unique kind of security. If the power goes out during a winter storm, a standard home will drop to freezing temperatures in a matter of hours. A Passive House, however, can maintain a safe interior temperature for days or even weeks without power, purely through its “passive” ability to hold onto heat. Because the energy requirement is so small, a smart battery energy storage system (BESS) can easily provide the energy to continue the operation of the ventilation system. It acts as a lifeboat for your family.
Passive House is not just for the wealthy or the eco-conscious. Affordable housing developments and multi-family apartments are being built to this standard because it lowers the “total cost of ownership” for residents. It eliminates “fuel poverty,” a situation in which families have to choose between heating and eating.
